Where the money goes

  • Labour: commonly £40 to £80 per m² for the fitting work, and higher in London and the South East.
  • Scaffolding: about £700 to £1,500 for a typical house, and up to around £2,000 for tall or awkward properties. Some roofers quote it separately.
  • Waste removal: roughly £200 to £600 for skips or a grab lorry to clear the old tiles and felt.
  • Timber repairs: rotten battens, rafters or fascias are usually extra and only found once the old covering is off.
  • VAT: most roofers charge 20% VAT if they are VAT-registered, so check whether a quote includes it.

  • Competent roofers: a roofer registered on the NFRC Competent Roofer scheme can self-certify the work, so you do not need to submit a separate application.
  • Planning permission: replacing a roof covering like for like normally does not need it. Changing the material or raising the roof profile might. Listed buildings and conservation areas have stricter rules.
  • Paperwork: keep the compliance certificate, because buyers’ solicitors often ask for it when you sell.

How to compare roofing quotes

  • Get at least three written, itemised quotes for the same specification.
  • Check that each quote states the covering, battens, breathable membrane, ridge and verge details, and flashings.
  • Confirm whether scaffolding, waste removal and VAT are included.
  • Ask what happens if hidden timber repairs are found, and how they are priced.
  • Ask for proof of public liability insurance, NFRC or similar membership, and the length of the workmanship guarantee.
  • Be wary of large cash deposits, pressure to decide the same day, or prices far below the others.
